Terms & conditions


The terms and conditions are valid for all reservation requests and reservations for Stockberg Hotel & Apartments.
In the following terms and conditions, Stockberg Hotel & Apartments will be referred to as Stockberg Hotel AG.

RATES
All rates include VAT. Rates are subject to change.

CHECK-IN / CHECK-OUT
Check-in starts at 03.00 pm on the first day of the visit. The handing over of the locking card takes place elec-tronically via the automatic check-in machine at the hotel entrance. Check-out ends at 10.00 am on the last day of the visit.

CANCELLATION POLICY
Cancellations of the reservation or reductions in the number of guests or the duration of your stay must take place in writing. We recommend taking out cancellation insurance.

Nightly stays of 1 to 6 nights:
Free cancellation up to 48 hours before 05.00 pm on the date of arrival. After that, you will be charged 100% of the booking price.

Bookings from 7 to 29 nights or more:
- Free cancellation up to 30 days before the date of arrival
- 50% of the booking price if you cancel 29 to 10 days before the date of arrival
- 100% of the booking price if you cancel 10 days before the date of arrival

AVAILABILITY OF ACCOMMODATION
Stockberg Hotel AG must provide the furnished apartment that has been reserved for the period of time for which it has been booked. If Stockberg Hotel AG cannot provide the reserved accommodation when the guest arrives, it will arrange for an alternate accommodation of equal value and cover any costs – e.g., transportation, accommodation – that exceed the original contract price.

NUMBER OF GUESTS
The number of people living in the apartment may not exceed the number of people mentioned in the contract.

USE AND SUBLETTING
The guest may only use the apartment for personal purposes. Any commercial use of the apartment is strictly prohibited and will result in the immediate termination of the rental contract. In this case, any payments that have already been made will not be reimbursed. In the event of inappropriate use of the premises, Stockberg Hotel AG may make liability claims. Subletting is not permitted.

- Bed linens for number of guests listed in the contract
- Towels for number of guests listed in the contract

HOUSEKEEPING SERVICE
For stays of less than seven days, the apartment will be cleaned after the guest’s departure. For stays of seven days or more, the room prices include a basic weekly housekeeping service for cleaning the floors and the bath-room, and changing bed linens and towels. Additional housekeeping work will be charged at a rate of CHF 80 per hour.

CONSUMABLES

The basic supply of consumables, such as toilet paper, laundry detergent, etc., will be provided at check-in. After that supply is used up, the guest is responsible for buying replacement items.


FURNISHINGS AND FACILITIES
Stockberg Hotel AG owns all the apartments’ furnishings and facilities.

PERSONAL FURNISHINGS
Stockberg Hotel AG is exempt from liability for theft, damage or loss of any furnishings brought in by the guest.

LIABILITY
Guests must pay for any damages caused by them or a third party during their stay. Guests will be charged in full for repair or replacement costs, including the coordination work involved (CHF 80.00/hour).

HOUSE RULES
The house rules are binding and smoking is expressly prohibited in all apartments. In the event of violations of the house rules, Stockberg Hotel AG can back out of the contract prematurely without reimbursing fees that have already been paid.

LOSS OF LOCKING CARD
If guests lose their locking card, they must pay CHF 25.00 for a replacement card.

DATA PROTECTION
Stockberg Hotel AG’s first priority is to protect its guests’ privacy. Insofar as it is necessary to ensure smooth operational procedures, Stockberg Hotel AG may collect, process and use guests’ personal data. Data will only be stored and transmitted where necessary. Guests must agree to this.

PETS
The keeping of pets is not permitted.

SEVERABILITY CLAUSE
Should any provision in these terms and conditions be rendered invalid, all other provisions shall remain in full force and effect. Parties will try to agree on a provision that conforms to the intended provision as closely as possible.

CHANGES AND AMENDMENTS TO THE TERMS AND CONDITIONS
Changes or amendments to the terms and conditions may be made at all times and without notice.

APPLICABLE LAW AND JURISDICTION
This contract is subject exclusively to Swiss law. The parties agree that Lachen, Schwyz/Switzerland is the sole place of jurisdiction.


ADDITIONAL TERMS AND CONDITIONS FOR RENTAL PERIODS OF ONE MONTH OR LONGER
SECURITY DEPOSIT
Renters are subject to a security deposit of one to three months’ rent. The deposit will remain in Stockberg Hotel AG’s bank account until all outstanding debts have been paid.

RENTAL PAYMENTS
The first monthly payment shall be paid after the contract has been signed. After that, monthly payments shall be paid in advance, each on the 28th of the previous month. Payments must always be made via bank transfer in Swiss francs without additional banking fees. If payment is not made on time, the guest’s right to accommodation is voided immediately. If the guest pays by credit card, the guest will be charged an additional 3% of the total amount due.

LATE FEES
If a rental payment is not received on time, the guest will be charged a late fee of CHF 50.00 every seven days.

LIABILITY
Every guest must have personal liability insurance. When the guests move in, all household and electrical appliances must be fully functional, and all sanitary facilities and drains must be fully functional and not clogged.

INSURANCE TO COVER RISKS
Stockberg Hotel AG is not liable for damages made at the fault of a guest. Stockberg Hotel AG is not liable for disturbances as a result of a force majeure, strikes, or the like. Stockberg Hotel AG is also not liable for damages suffered by the guest.

EXTENTING DURATION OF STAY
Requests to extend the duration of a guest’s stay (in the same apartment) must be received in writing by Stockberg Hotel AG no later than four weeks before the contractually agreed upon check-out date.

CANCELLATION OF CONTRACT
Cancellation costs:
At six weeks before date of arrival, 50% of the full monthly rental fee
At four weeks before date of arrival, 75% of the full monthly rental fee
At two weeks before date of arrival, 100% of the full monthly rental fee

AUTHORITIES
Should a foreign guest move to the Canton of Schwyz, they are to register at the Department for Foreign Affairs (Amt für Ausländerfragen). Swiss residents are to register at the resident control office (Einwohnerkontrolle). Registration and permits are the sole responsibility of the tenant.

VIEWINGS
Stockberg Hotel AG reserves the right to view the apartment with a potential new guest during the guest’s stay. Stockberg Hotel AG will notify the guest of viewings in advance.

REPAIRS AND MAINTENANCE
Stockberg Hotel AG may carry out small repairs and maintenance work during the guest’s stay.

GENERAL CONTRACTUAL TERMS
The terms and conditions of the Schwyz rental contracts apply wherever it is not otherwise indicated in this contract.

HOUSE RULES


These house rules govern the coexistence of all the residents in the building. They are considered a part of the rental contract.

QUIET HOURS
From 12.00 to 01.00 pm as well as from 10.00 pm to 06.00 am, tenants must take special care to not disturb others. Tenants must refrain from performing noisy activities during these hours.

SMOKE-FREE
There is absolutely no smoking allowed in any of the apartments, storage rooms, corridors or stairwells.

CLEANLINESS
Tenants must take care to be tidy and clean in the storage and common rooms. For this reason, leaving any objects in the stairwell is forbidden.

VENTILATION
The apartment must be ventilated adequately, even during the cold winter months. At least two windows opposite one another in a room must be opened completely for two to five minutes at a time in order to create a strong draught. This procedure should be carried out at least once a day. Guests may only leave the windows tilted open when there are warmer summer temperatures.

RUBBISH
Rubbish will be collected once a week by the housekeeping team. Should guests wish to have their rubbish collected more frequently, they must contact Stockberg Hotel AG. Leaving rubbish out in the corridor or lobby is prohibited.

LAUNDRY ROOM
The laundry room may be used by all guests from 07.00 am until 09.00 pm. The laundry room and its appliances must be properly cleaned before the next guest uses them.

LIFT
The rules hanging in the lift must be followed. The system must be handled with care.

LOBBY
The lobby can be used as a common room by all guests and must be kept clean and tidy.
